  • Free Market appraisal of your property for rent

  • Professional photographs

  • Floor plans

  • Energy Performance Certificated

  • Bespoke marketing involving boards, advertising, networking, mail and web exposure

  • Escorted viewings

  • Negotiation of offer with landlord and tenant

  • Independent tenant reference & credit history check

  • Gas safety check (if applicable)

  • Tenancy agreement

  • Collection of first month’s rent and security deposit (usually six weeks rent)

  • Ensure that all deposits held by us comply with Government legislation

  • Independent inventory report & check-in

  • Renewal of tenancy negations and preparation of renewal tenancy agreements

  • Full management (if required) which involves monthly rent collection from tenants and subsequently forwarded to the landlord with monthly statements, periodic inspections, general maintenance, renewal negotiation of the tenancy agreement or exit checking out, and finding new tenants with a minimum vacant period.
